Land Scam, 1.5 acres next to Mody’s Four Points Sheraton
A Benton County man lost his dream restaurant to an alleged land scam. Nagaraju Bavirisetti thought he was buying 1.5 acres in Bentonville. He wanted to build a restaurant and market. But his dream quickly fell apart.
Bavirisetti sold his home to make a down payment. He paid Kunal Mody of Chicago more than $300,000. The land was next to Four Points Sheraton at 211 SE Walton Blvd. Mody owned the hotel through his company, Sree Akshar Inc.
Bavirisetti kept making payments. Then, he learned something terrible. Mody could not transfer the title. The land was collateral for a $10 million loan. The loan was taken out by Sree Akshar Inc. in 2016.
Bavirisetti filed a lawsuit in Benton County Circuit Court. The case was filed in November 2024. His company, World Food Mart LLC, is seeking justice.
Bavirisetti had a vision for his business. He wanted to bring new flavors to Bentonville. He trusted the deal. But now, he faces a legal fight. His savings are gone. His dream is shattered.
